Extending rather than moving
Extending is usually the most cost-effective way to get the home you actually want without moving. We design house extensions that feel like they were always part of the building, then take them through planning and building regulations so the whole thing lands properly on site.
Whether you're opening up the back of a Victorian terrace, adding a side return, or going up a storey, the work starts the same way: understanding how you want to live in the space, then designing to that rather than to a template.
Single storey rear extensions
The most common project we take on. Usually about connecting the kitchen, dining and garden into one space that works properly year-round, with real attention to light, levels and how the new part meets the old.
Side return extensions
Reclaiming the narrow strip down the side of the house. Small in footprint, disproportionately large in impact, particularly on terraced and semi-detached homes where every metre of width counts.
Two storey extensions
More complex, more valuable. These need careful thought about structure, roof form and how the extension reads from the street, especially in conservation areas or near listed neighbours.
Wraparound extensions
Combining rear and side return into a single scheme. More design work upfront, but the result is usually the most transformative option available on a standard plot.

Layout options developed and tested against your brief, with cost reviews to keep the design grounded in what's actually achievable for your budget.
Stage 3 | Planning
Preparing and submitting the planning application, or confirming the project falls under Permitted Development. Drawings, supporting reports, and materials selections tailored to what your council expects to see.
Stage 4 | Technical Design & Tender
Building regulations drawings, specifications and tender documentation, scaled to the size of the extension, detailed enough for a contractor to price accurately without unnecessary cost.
Stage 5 | Construction
Whichever procurement route you choose, having your designer involved during construction helps manage quality, programme, and site queries. On smaller projects we can offer an advisory role, or step back once drawings are issued, whichever suits.
Stage 6 | Handover & Aftercare
Final inspections and snagging, a full handover pack with warranties and guidance, and ongoing aftercare advice as you settle into the finished space.
Planning
We work across Ledbury, Hereford, Malvern and Ross-on-Wye, which means we deal with Herefordshire Council and Malvern Hills District Council regularly. Much of the local housing stock is older, and many properties sit in conservation areas or the Malvern Hills AONB, both of which shape what will and won't get consent.
